October 2024 Board Meeting Minutes
BERRY CREEK HOA BOARD MEETING
OCTOBER 14, 2024
Members Present: Brandon Halcomb, Trevor Davenport, Kathy Anderson, Nancy Cooper, Pat Kennedy
Members Absent: Sara Arens, Jared Starks, Nedra Segall, David Carter
Guests: Cathy Conway, Sarah Ramsey, Pat Sherin
Approval of previous minutes: Motion made by Pat Kennedy to approve. Brandon Halcomb seconded. Minutes approved.
Comments from Guests: Cathy Conway expressed a need for a vacuum cleaner. Pat Kennedy made motion to approve; not to exceed $75.
President’s Report:
Pool pump motor burned up. Electric company will be repairing
Fescue overseeding done in garden home area
Pinstripe fertilized and applied post emergent
Sprinkler system will be turned off soon
Fall planting done
Tree trimming will be done soon
Financial Report: August and September financial information presented along with the 2023 Income Tax Return. Trevor made motion to approve. Pat seconded the motion. Approved.
Welcome Committee: One family welcomed.
Old Business:
Termites: No report
Mini split for fitness room: No report
Nominating Committee: Nancy Cooper reported the committee has
four people interested in serving on the board: Sarah Ramsey, Pat Sherin,
Deidre Billings, and Kent Neeland
Annual Meeting: November 11, 2024
Halloween: The city approved our request for visitors to only be allowed to
park on one side of the street. Brandon will prepare a map to be
distributed on Halloween night. We need 8 volunteers to hand out the maps.
4:30 pm to 8:30 pm. Pat Kennedy, Cathy Conway and David Conway
volunteered. The volunteers will meet at the Clubhouse at 4:15 to get maps.
New Business:
Playground mulch: Motion made by Pat Kennedy to approve the removal of old mulch, grass and weeds from the playground area and replace with 3” rubber mulch. Pinstripe Lawn and Landscaping estimated the cost will be $4500 – $5000. Trevor seconded the motion. Approved by all.

Pat Kennedy suggested lowering the HOA dues to $500 for one year. After a group discussion, it was decided the dues will remain at $600 for 2024.
