Berry Creek HOA Board Meeting

Members Present: Pat Kennedy, Brandon Halcomb, Nedra Segal, Kathy Anderson, Nancy Cooper, Bryan Brockbank, Sara Arens

Approval of previous minutes: Approval of October Minutes

Comments from guests: Debbie Bennett came to add an idea for 2024 capital improvements.  She would like us to add more shade coverings to the pool area. 

President’s Report/Maintenance Report:

  • Sprinklers had been turned off but have been turned back on with the warm/dry areas.
  • Hansen pest control sprayed the clubhouse. 

Finance Report

  • Kathy shared the Monthly Financial Summary.  Nedra motions to approve the summary, Nancy seconds.  All in favor, none opposed.
  • 2024 dues invoices will be printed and mailed after Thanksgiving.

Committee Reports

               Social Committee

               Welcome Committee: 2 new residents were visited on Old Forest.

Old Business

  • Private swimming lesson-commercial activity
    • Trevor will talk to State Farm
    • The board’s current thoughts are to allow teachers and lifeguards with conditions (ex: liability insurance, signed waiver, etc.)
    • The board will draft a final policy in December and finalize at the January board meeting.
  • Annual Meeting
    • Meeting will be held Nov. 13 at 6:00pm.
  • Christmas Party
    • adult party on 12/2 and kid party at 12/9

New Business

  • 2024 Budget
    • Budget shared
    • Bryan motions to change 2024 dues to $600, Sara seconds.  All in favor, none opposed.
  • Violations
    • RV and grass violations have been taken care of.
    • The shed at 1518 Culpepper needs to be addressed.
    • Damaged car in the driveway at 1525 Culpepper also needs addressed.
  • Late Fee for Dues
    • Policy needs updated
    • Discuss late fee and short term rental policies with attorney in December. 
  • Notes for Halloween 2024
    • Consider posting signs at the entrances and around the neighborhood asking people to park on one side of the road.
